Home Inspection
Our Home Inspection has been developed over a decade in the home inspection
business to be the most thorough home inspection you can buy. The inspection
takes approximately 2 - 4 hours and covers heating, A/C, electrical,
structure, plumbing, foundation, roof, attic, all doors, windows, electrical
outlets, insulation, site, exterior components, out buildings, and more. You
are encouraged to attend, take notes, and ask questions. The report can be
emailed, faxed, or mailed to you the next day.
Condo Inspections
The inspection of a condo is the same as a home inspection. The only
exceptions are the areas of the property that are maintained by the condo
association. Repair of exteriors, roofs, pools, and community rooms, is
usually not your responsibility. Therefore, inspecting a condo unit is
typically described as being "from the paint in". Other types of homes, such
as fee-simple town homes, are inspected more like a free-standing home.
Termite and Gas Line Warranty
State-licensed termite report and gas line warranty. These can be scheduled
when ordering a home inspection for an additional fee.
Builder's One-Year Warranty Inspections
The One-Year Warranty inspection is a regular home inspection and is used to
provide you with evidence of repairs and/or corrections that need to be made
before your warranty runs out. Then you have a report to take to the builder
that lists all repairs. We pay particular attention to common code
violations and mistakes made by the builder's subs.
Safety and Maintenance Inspections
Our HUD-certified safety inspection covers hazards and potential for health
and safety-related problems. A Maintenance inspection is the same as our
home inspection. The whole house is inspected to give you a heads up on any
repairs that may be needed. The only thing more expensive than doing
periodic maintenance, is doing no maintenance at all! You can head off
serious problems by discovery of issues that are just developing. If you
prefer a proactive approach to maintenance this is for you!
Flood Analysis
A Flood Analysis is a concise, homebuyer-friendly report that shows at a gland:
- An aerial view of a property.
- Whether or not a property is located within a Special Flood Hazard Area (high-risk flood zone).
- Whether or not a property is located within 1,000 feet of a Special Flood hazard Area.
- If the community currently participates in FEMA's National Flood Insurance Program.
